Pension Fund Valuation of a multi-let office investment in Chesham, Buckinghamshire

Overview

 

Kirkby Diamond’s Valuation Department was approached by a commercial property owner in Chesham. They required a valuation of a multi let office in an industrial area which was held in their pension fund.

The valuation was required to enable shares in the pension fund to be redistributed between trustees.  After making arrangements with the client, we inspected the property and began undertaking our due diligence to conclude values. Our role required us to review several leases and source relevant comparable evidence, including similar property investments.

In this instance, as there were two outstanding rent reviews, we were also instructed to determine the Market Rent in accordance with the leases to see if the landlord was due any rental uplift on review.

Result

Kirkby Diamond produced the valuation report in a prompt timescale to ensure the pension fund could undertake their dealings in the timescales required by the client.
