Schedules of Dilapidations

  • Acting for Landlord and Tenant clients, we can assist with the preparation or review of Final, Terminal or Interim Schedule of Dilapidations.
  • Our principled approach follows the full dilapidation process, leveraging our experience to help clients fully understand their claims and make well-informed decisions.
  • We work collaboratively with colleagues to clarify the claim, assess the market requirements for necessary works, and provide strategic advice on dilapidation matters. This flexible approach enables us to achieve optimal results for our clients.

Project Management

  • Extensive experience in new build and refurbishment projects across all property sectors, undertaking the full Contract Administration role and managing the design team.
  • Projects are led by an experienced surveyor who takes the time to understand client goals, including ESG considerations and Performance Certificate requirements or upgrades.
  • Our surveyors take full ownership, starting from the pre-contract phase. This includes advising on the project team, selecting the most suitable procurement route, and preparing detailed specifications of works and tender documents.
  • Formal client reporting throughout the contract and post-contract phases, overseeing contractor payments, handling potential variations, and fulfilling all necessary contract administration duties.
  • Project Management services also include advising on required statutory and landlord consents.

Building Surveys

  • Both commercial and residential property owners and purchasers may require one or more of the following surveys: Freehold or Leasehold Pre-Acquisition Building Survey, Diagnostic and Defect Survey, Technical Due Diligence Report
  • As RICS Chartered building surveyors, we inspect all types of building; offices, warehouses, hospitals, schools, nurseries, shops, houses and more to identify existing and potential defects and advise on appropriate remedial work.
  • Our clear, considered reports recommend the most suitable solution based on our client’s occupation and strategy for the building.

Schedules of Condition

  • Professional advice is essential before leasing a commercial property and agreeing on a Schedule of Condition. Our expert guidance at the start of a lease can help both Landlords and Tenants avoid costly litigation at the lease’s conclusion.
  • We ensure the building’s condition is accurately recorded in a clear, detailed format, whether to be appended to a lease or as a standalone statement of fact to meet your needs.
