Hat-trick of mid-box deals

The UK's largest supplier to the kitchen trade has taken a lease on a 53,500 sq ft unit at Stanbridge, Leighton Buzzard.

Known as The Crossing, the unit will be the company’s second distribution hub. The client has been advised by our industrial and logistics team, led by Eamon Kennedy and Paul Quy, over the past 18 months on the expansion of its business.

The Crossing is a modern steel portal frame warehouse which sits on a 3.86-acre plot. The former Rhenus Logistics unit has a 52-metre yard and 44 parking spaces.

In Milton Keynes, a 55,000 sq ft warehouse was acquired by an engineering company. The unit – known as MK:55 – at Bramley Road, Bletchley, was acquired from international gifts retailer Sass & Belle. It was marketed at offers in excess of £5 million.

Eamon Kennedy, senior partner and head of industrial and logistics, said he was particularly proud that, after selling the property in 2022 on behalf of a client, the company was subsequently instructed to acquire the unit again in 2024.

Also in Milton Keynes, at Stratus Park, a 39,000 sq ft industrial unit has been let to a storage distribution company on a new lease, completing the hat-trick of mid-box deals. The property is located on a multi-let development centred around a secure and gated shared service yard.

Kirkby Diamond’s clients were advised by Eamon Kennedy, Paul Quy, and Paul Hazell, who provided due diligence advice regarding the future dilapidation liability of the acquisitions.

Eamon said: “We have a strong industrial and logistics team here at Kirkby Diamond and are recognised as the leading agents in the region. The mid-box sector is highly competitive, so we are pleased to be able to announce that we have completed three deals in the last two months that have seen one unit in Leighton Buzzard and two in Milton Keynes change hands in the form of one sale and two lettings to good quality occupiers.”

He added: “Along with Paul Quy and Paul Hazell, we advised various occupiers over a number of months on their expansion strategies, eventually leading to acquisitions at various locations. It demonstrates the added value our team brings to clients when making vital decisions about their next property move.”
