Second hat-trick of industrial lettings at Bilton Way in 2025
November 27, 2025
Kirkby Diamond has completed its second trio of industrial lettings at Bilton Way Industrial Estate in Luton in 2025.
Acting on behalf of BrightBay Real Estate Partners, our Industrial & logistics team secured new tenants for three warehouse units, totalling approximately 26,000 sq ft, following a targeted refurbishment programme delivered by our building consultancy team.
The latest hat-trick of lettings further enhances Bilton Way Industrial Estate’s position as one of the region’s premier industrial and logistics hubs.
Located two miles from junction 11 of the M1, Bilton Way comprises 49 units totalling 420,000 sq ft and continues to attract strong occupier interest from regional and national businesses.
The latest deals include:
- ABL 1Touch, a national vehicle repair company, which has agreed a lease on 15-17 Bilton Way, a 13,295 sq ft unit recently refurbished with a new roof, modern offices, and a secure self-contained yard.
- Euro Food Centre, which has taken a 10,076 sq ft refurbished warehouse at 19–23 Bilton Way.
- Jingdong Retail (UK), part of global e-commerce group JD.com, which has signed a lease on Unit 3 Bilton Court, extending to 2,674 sq ft.
Eamon Kennedy, senior partner and head of industrial & logistics at Kirkby Diamond, said:
“These lettings demonstrate the tangible results of our integrated approach. Our building consultancy, lease advisory, and agency teams have worked together to deliver a full-service solution - from refurbishment through to letting.
“By managing the entire lifecycle of each unit, we’ve achieved rental levels ahead of target, while reducing costs and void periods.”
Mark Pepper, partner and head of building consultancy at Kirkby Diamond, said: “Activity at Bilton Way remains strong. We’re advising on further refurbishment opportunities and our lease advisory team continues to drive performance through proactive rent reviews and renewals.”
Kirkby Diamond acts as sole agent for Bilton Way. Eamon Kennedy said the single-agency model continues to deliver real value for both landlords and occupiers: “Having one firm oversee every aspect - from improvement works to lease negotiations - ensures consistency, clear communication, and efficiency. It’s a model that delivers measurable value for our clients.”
