Firethorn acquires site for warehouse development
January 19, 2026
A multi-million-pound distribution warehouse is set to be developed in Buckinghamshire following the sale of land to leading real estate developer and investor, Firethorn.
Firethorn has acquired a 17-acre site at Hampden Fields, Aylesbury, for an undisclosed sum. Kirkby Diamond – which is now part of Eddisons - negotiated the land sale on behalf of national housing developer Taylor Wimpey.
Planning permission is in place for the development of a 314,000 sq ft warehouse/logistics unit on the employment land which is accessed from the A41/Woodlands roundabout, providing immediate access to major arterial routes.
Alex Jenden, surveyor at Kirkby Diamond, advised Taylor Wimpey on the project. He said:
“It is wonderful to have concluded this deal on behalf of our client, bringing the promise of new investment and jobs to the region. Firethorn has acquired an excellent site that Kirkby Diamond has been involved with for over 20 years, so it is particularly rewarding to see it now move into its next phase.
“Our team assembled the land at Hampden Fields for the 2,500 homes that are just starting to be built, and sold the promotion around two years ago to Taylor Wimpey. The wider scheme achieved outline planning permission in June 2021 for a 3,000 dwelling mixed-use urban extension, including employment and community uses. We are now disposing of the commercial employment land and, separately, community land which will include a local centre.”
Founded in 2018, Firethorn is a market-leading investor, developer and asset manager in UK real estate. Its industrial and logistics team is focused on developing market-leading, sustainable spaces across the UK, which enable businesses to connect quickly and easily with their customers.
James Sanders, head of industrial and logistics at Firethorn, said:
“It’s been a pleasure working with Taylor Wimpey and the Kirkby Diamond team who managed the transaction seamlessly. The development presents a compelling opportunity for occupiers, who continue to be displaced by affordability constraints of nearby markets. With excellent connectivity and Grade A product, we expect the project will allow us to address a gap for future customers and look forward to moving forwards to the delivery phase."
Located south-east of Aylesbury, the site provides direct access to the A41 dual carriageway offering connectivity to the M40 and M25, which are both within 20 miles.
