Dilapidations and Refurbishment at Unit 8 Torc MK

Summary:
Mileway is a longstanding client of ours, and they instructed us to carry out a terminal Schedule of Dilapidations on Unit 8 Torc in Milton Keynes.
Through collaboration between KD’s departments and effective communication with the landlord, we ensured our client received the funds they needed to complete the dilapidation works. This allowed them to get the property ready for market faster and provide the best chance of a swift and successful letting.
What we did:
The dilapidations process began with Mark Pepper, our Head of Building Consultancy, working alongside Paul Hazell, our Special Projects Partner. Combining their respective specialist knowledge, they were quickly able to:
- establish accurate costs
- demonstrate the landlord’s intentions for the property
- minimise any shortfall from the claim and required works.
With any dilapidations process, early engagement with the outgoing tenant is crucial. This allowed our team to negotiate a favourable settlement before works commenced. We also called upon Kirkby Diamond’s Agency team to gauge the market expectations. Their advice gave the landlord the best chance of a swift and successful letting.
Paul and Mark’s collaboration reduced any cost risk for Mileway and supported the dilapidations claim through a competitive tender process. Once this was finalised, Paul instructed the successful contractor to implement the works within the agreed budget
Paul noted “While dilapidations is a familiar process, we often encounter situations where the dilapidation and refurbishment elements are treated separately, which can lead to a conflict between the two; between surveyors and their own fees and the requirement for upgrades superseding the legitimate claim. By working together we were able to demonstrate to the client the most suitable dilapidations strategy and mitigate any cost exposure, whilst ensuring the dilapidation claim and refurbishment works were aligned. ”
