Full internal and external refurbishment | Unit 7 Bilton Way | Luton

April 01, 2025

Brightbay Real Estate Partners instructed Kirkby Diamond Building Consultancy team to manage the complete refurbishment of this property.  The existing tenant was relocating within the estate and co-ordinating a significant dilapidations claim and refurbishment was integral to retaining the asset value.  Our surveyors also had to consider the existing positive relationship between the client, the landlord and a tenant who was remaining on the estate.

Mark Pepper, Head of Building Consultancy, led the dilapidations process while concurrently developing the refurbishment's specification and design. He commented “This proved to be a perfect example of collaborating between the two instruction elements to successfully achieve the client's objectives”

Paul Hazell, Head of Special Projects, added, “The challenge extended beyond just refurbishing the building. The client also wanted to improve the EPC rating, which was a key factor. In parallel, as the outgoing tenant relocated, the Kirkby Diamond Agency team secured a new tenant during the refurbishment process. As a result, the project timeline became a top priority, and the team worked diligently to meet this goal.”

Kirkby Diamond continues to provide professional and project advice to Brightbay, working collaboratively across departments within the business to proactively meet the market requirements.
