Kirkby Diamond's project management team was instructed to undertake full refurbishment; including roof replacement, planning and other statutory consent to bring the building into suitable condition ready to be relet by our Agency department.
The principal defect to this vacant property was a severely defective roof, which required total replacement of the existing profile asbestos sheets to a new steel profile. Our surveyors ensured planning consent was required and engaged the services of our in-house planning consultant to obtain consent. In order to ensure adherence to a strict timescale, the full design and specification were collated into a tender package and issued to contractors to obtain a competitive tender price. Our analysis was presented to the client and instructions received in order to proceed to contract stage.
Works progressed steadily on site, remaining within budget. However, due to the presence of nesting birds the project was halted for six weeks to ensure all nesting birds had fledged in accordance with current legislation.
Once the project was back on site, works were completed within the revised project programme and well within the budget set by the project team. The client’s aim for an EPC B rating was achieved and the property is now let.
